Blue CowI am placing my license in Blue Cow, which is the companies referral department for agents. I will have my license active but will be referring my clients and friends to an other agent for the time being. I have taken a position with the City of Albuquerque and until I know the hours and how my schedule will be working, I want to have a way to have my business watched and cared for by someone I trust.

Check scams coming in stateIf you receive an unsolicited check, you would be advised to not deposit the check and to hold onto it. Or better yet forward it to the State's office of the Attorney General.
The way the scam works is a bogus check is sent and there is a request to send some amount back to the sender.
You could be liable for the full amount of the check so best beware.

Used car market and unintended consequencesCash for clunkers may be over as a program but the effects will be with us for quite a while. Having been looking for a car for my daughter recently, I found that reasonably priced used cars are very rare and that $6000 seems to be the starting price.

Time share scamNew Mexico's Attorney General's office has issued an allert about a scam involving time shares.
Owners of time shares are contacted about selling their interest. The company is called Market Value Properties. They arrange a "sale" and set up the transfer with Diamond International Escrow. Both companies are fraudulent.
They ask for a series of fees and once the seller has paid the fees all contact ...

Selling decisions
I am wondering what people who want the market to bring the value of their homes up again will net if the exemption of $250,000 gain per person is taken away ?
A house that would now net the seller's $500,000 could be untaxed if they have lived in the house for at least 2 of the previous 5 years.
That same house increases to $525,000 but if the tax exemption were to be removed ...

Learning or unlearning.After being told not to put any weight on my left leg for nearly 3 months , I am told to start applying 25% of my weight on that leg. The hard part is trying to put weight on the leg at all.

BarriersBeing for the last 6 weeks barely mobile has let me look at things from a different perspective. When I am in my wheelchair I feel invisible to the people standing and moving around me. I am apologizing to people who are bumping into me because they did not see me there.

Interest rates starting to moveInterest rates are making upward moves and then falling back to lower rates but not necessarily as low as they had been. The prudent buyer who wants to take advantage of these historically low rates should begin to make a move to purchase that new home and lock in these rates.

BewareI a have recently seen a number of messages from people I know that have a URL link. Some one some where has hacked or cloned their identity and they want you to hit the URL connection. Its in blue ,it can take you places you would rather not go. Virus, spyware, etc.
I have seen it in emails, and recently in social network chat.
Never hit a link that you have not examined carefully or entered yourself.

First time buyer tax credit extensionCongress has passed a bill allowing first time buyers additional time to close. The contracts had to be acepted prior to midnight April 30th,2010. But the closing and funding of those purchases have been extended.

Loans are available for developed lots againThere is money available from different sources for lots that are "developed" meaning there are curbs and gutters, utilities in place. These sources require a substantial down payment but there is money available.

Time to buy still.We are at an historic moment for home buying.
Inventory is high and so prices are low .
At the same time interest rates are still extremely low. There is no way to know which of these will change first but past history teaches us that one or more of these factors is due to change.

Home buyer tax creditWe are coming up on a first time home buyer tax credit, time crunch. There are 20 days from today to get a home under contract that must close and fund by June 30, 2010.

$8000 tax extensionThe first time buyer credit has been extended .
The contract must be entered into by April 30th 2010 with the closing being by the end of June 2010.
There also is a $6500 credit for move up buyers who have been in their homes 5 of the last 8 years.

Tax credit time crunchFor the first time buyer time is getting shorter than they realize.
As of this time the tax credit expires and homes must be "funded" by November 30th. In New Mexico there is a closing and hopefully the funding is the following day. The bank gets the documents from the closing and has a chance to re examine them. If everything has gone well they release the funds and we have "funding".
