More pending sales, but don't forget to keep track of the market!

Pending sales are up dramatically for the first two week of May - what does this mean for buyers/sellers?

For buyers it means it's time to buy now; that house you like today may be the one that someone saw yesterday and is writing an offer on tonight.

For sellers, be sure and don't forget this isn't the time to hold on to a price that hasn't worked.  Look around at your neighbor's prices, and if you aren't the best buy for price and the best in condition, you aren't going to be next in line.  Brush yourself off, clean the windows and get that price competitively priced.

Have your broker keep you updated with the new appraisal rules and guidelines which may have a huge impact on how you price your home.  Even if you find a buyer for YOUR price, it may not pass the appraiser's scrutiny.  If it doesn't, you don't have a second chance.
