Plumbing Fixture Changes Required
If your home is in the city of Albuquerque and was built before 1994, you should assess your plumbing fixtures before listing your home for sale. That’s because as of January 1, 2010, “the transferee of an existing building shall replace any existing plumbing fixtures with low water use plumbing fixtures,” according to new rules from the city. The new plumbing fixtures are required to be in place within 90 days of the change of ownership. For homes the fixtures that must be changed are: • Toilets using more than 1.6 gallons of water per flush. • Showerheads with flow capacity of more than 2.5 gallons of water per minute. • Faucets producing more than 2.2 gallons of water per minute. Additional rules apply to commercial buildings. Some exceptions are possible. For the regulation see www.cabq.gov/planning/ bldgsafety/ and scroll down to the headline, “New Legislation Regarding Water Conserving Plumbing Fixtures.
